Discount realtors do not provide the same services as regular real estate agents. In fact, discount realtors do very little for you. However, they can help you tremendously in getting your house sold, and they do it for a fraction of the commission that a regular real estate agent will charge. Here is an overview of what a discount realtor does for you.
Listing Your Home
A discount realtor has more access to databases, such as the MLS database, than you yourself would have access to. This means that they can spread the word much more easily about your house for sale than you could do on your own. However, unlike with a regular real estate agent, a discount realtor lists your house as for sale by owner. This can often get you more hits on your property for sale.
Essentially, you are listing the house as for sale by owner. You are setting the price, and you are doing all the work of showing it and such. There will be no realtor sign in your yard, and the only other advertising you will have for selling your house is what you do yourself. The only thing the discount realtor is doing for you is helping you through the process of selling your home on your own. This is why their services are so cheap.
Consulting
While most discount brokers may not handle actually showing your home and doing things like that, they are willing to offer you advice for that commission you are paying them. In this way they can help you get your house ready to show, and help you decide what terms you are and are not willing to negotiate in the sale. They can give you other advice as well that will help you sell your home for the amount that you want to sell it for and within a reasonable amount of time.
Beware of Full Service Discount Realtors
Some realtors offer their services at a discounted rate, lower than what other realtors in the area are charging. In some cases, this is just good business. But in other cases, this is almost like a trick. Basically, there is a listing broker that must be paid in addition to the real estate agent. Some agents will say they offer discount services, but their fees do not include this listing broker. It is most common practice to include the listing broker?s fees with the realtor?s fees, then the realtor pays the listing broker. However, with these discount realtors, the listing broker?s fees are charged in addition. Therefore, you really aren?t saving any money, it just looks that way at first. Whenever you look at discount realtors, ask them what services they provide and what is included in their fees.
